About the Role

S3 is hiring an experienced Commercial Maintenance Technician to support a portfolio of commercial properties throughout the Provo, UT area. This role is ideal for a well-rounded maintenance professional with experience across multiple trades who takes pride in delivering quality workmanship and exceptional customer service.

A company vehicle, tools, and mobile technology are provided. You'll travel locally between commercial properties performing preventive maintenance, repairs, inspections, and troubleshooting to ensure facilities remain safe, functional, and professionally maintained.

Responsibilities

  • Perform preventive, corrective, and routine maintenance on commercial buildings and facility systems.
  • Complete work orders efficiently while maintaining high-quality workmanship and safety standards.
  • Troubleshoot and repair building systems and equipment.
  • Perform minor plumbing repairs, including toilets, urinals, faucets, flush valves, and related fixtures.
  • Complete drywall repairs, patching, painting, and finish work to maintain a professional appearance throughout facilities.
  • Perform general carpentry repairs, including doors, walls, ceilings, flooring, and other building components.
  • Complete minor electrical repairs permitted under applicable state regulations, including replacing light fixtures, switches, outlets, bulbs, ballasts, and sockets.
  • Assist with basic HVAC system maintenance and troubleshooting.
  • Conduct routine building inspections and identify maintenance concerns.
  • Obtain materials and supplies needed to complete assigned work.
  • Document completed work, inspections, photos, and service reports using company-issued mobile devices.
  • Maintain professional communication with customers and internal support teams.
  • Provide repair estimates for larger maintenance projects when requested.
  • Follow all OSHA regulations and company safety policies while participating in required safety meetings and training.

Qualifications

  • High school diploma or equivalent required.
  • 2–5 years of commercial building maintenance, facilities maintenance, or general maintenance experience.
  • Experience performing repairs in multiple trades, including:
  • Plumbing
  • Electrical
  • Carpentry
  • Painting
  • Drywall
  • HVAC
  • General building maintenance
  • Experience troubleshooting commercial building systems.
  • Commercial facilities maintenance experience is highly preferred.
  • Valid driver's license with a clean driving record.
  • Strong customer service and communication skills.
  • Ability to work independently while managing multiple service calls throughout the day.
  • Comfortable using smartphones, tablets, Microsoft Outlook, Word, Excel, and other digital work order systems.

Preferred Qualifications

  • Trade school education or certifications in HVAC, plumbing, electrical, or a related skilled trade.
  • Knowledge of OSHA standards and commercial maintenance safety practices.
  • Experience working in commercial property maintenance or facilities management.
