The Application Supervisor is responsible for providing day-to-day leadership, coaching, and operational oversight to the Application Specialists while continuing to perform application underwriting and resident support. This is a working supervisor role responsible for maintaining productivity, ensuring quality and compliance, and supporting the Applications Manager in achieving departmental goals.

The Application Supervisor serves as the first point of escalation for team members and applicants while promoting exceptional customer experience throughout the leasing application process.

This is an office-based position based in Charlotte, Noth Carolina.

Team Leadership

Provide daily guidance, coaching, and support to Application Specialists.

Assist with assigning and balancing workloads to ensure service level agreements are consistently achieved.

Monitor application queues and assist in removing workflow bottlenecks.

Conduct quality assurance reviews and provide timely coaching and feedback.

Assist with onboarding and training new Application Specialists.

Promote accountability, teamwork, and continuous improvement.

Application Processing

Maintain the Ready for Review pipeline of lease applications while supporting team production.

Assist in approving/denying applications, review income documentation, screening reports, and supporting documentation for accuracy.

Ensure applications are processed accurately, timely, and in accordance with company screening criteria.

Maintain complete and accurate documentation within the CRM.

Customer Experience

Serve as the first escalation point for complex applicant questions and concerns.

Ensure applicants receive timely, professional, and solution-oriented communication.

Support Leasing Agents and Property Managers, and Move-ins to facilitate smooth move-ins.

Promote a high-touch customer experience throughout the application process.

Compliance Quality Assurance

Ensure compliance with Fair Housing laws, company screening policies, and HCV requirements.

Monitor documentation quality and underwriting consistency.

Identify trends, recurring errors, and training opportunities.

Escalate policy exceptions or compliance concerns to the Applications Manager.

Collaboration

Partner with Leasing, Move-Ins, Compliance, and Property Management teams to resolve application issues.

Communicate operational concerns and workflow improvements to leadership.

Assist with implementation of new processes and departmental initiatives.

Reporting Performance

Monitor team productivity, aging applications, and processing timelines.

Assist the Applications Manager with performance tracking and operational reporting.

Recommend workflow improvements that increase efficiency and quality.

Other Duties

Perform additional responsibilities assigned by the Applications Manager or senior leadership.

Qualifications and Experience

Bachelor’s degree business, accounting, or a related field (preferred)

3+ years of relevant Property Management experience, with min. 2 years of team supervision or management experience

Proven leadership experience in property management, and leasing.

Ability to manage multiple priorities in a fast-paced environment.

Proficiency in CRM systems and Microsoft Office Suite.
