Pay: $28-33/hour
Job Summary
Responsible for delivering effective, efficient, and timely delivery of the Company's line of services to multiple customers within an assigned geographic territory. Is provided a company vehicle and tools and travels to a variety of customer sites to maintain commercial properties. Performs preventative, corrective, and predictive maintenance, troubleshooting, and general service of buildings, equipment, and grounds. Conducts face-to-face relationships with customers to provide quality workmanship and maintain high work standards in a professional working environment. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and additional skills as needed to solve maintenance problems.
Essential Duties and Responsibilities
Completes preventative maintenance and repairs per work order requirements. Self-performs the following duties in compliance with company procedures, regulatory requirements, and safety standards:
General Maintenance
- Perform preventative, corrective, and predictive maintenance on buildings, equipment, and grounds.
- Complete preventative maintenance and repairs per work order requirements.
- Complete service inspections and asset inspections as needed.
- Obtain necessary materials and supplies to complete all assigned tasks.
- Provide estimates for larger projects and services needed for onsite customers.
- Complete other duties as assigned or required.
Plumbing
- Perform minor plumbing maintenance on existing systems including, but not limited to:
- Repairing and unclogging toilets and urinals.
- Replacing and maintaining valve assemblies.
- Repairing or replacing toilets and faucet fixtures.
- Repairing and maintaining sensors for automatic flush kits.
Carpentry, Painting & Building Repairs
- Perform routine painting, carpentry work, and general maintenance as necessary to maintain supported facilities in like-new condition.
- Repair holes in drywall, prepare the area, and match existing paint to provide a uniform, original appearance.
- Perform repairs and routine maintenance of walls, floors, doors, and related building components.
- Complete painting and touch-up work necessary for the beautification of customer facilities.
Electrical
- Perform minor electrical maintenance as allowed without a license within applicable state law requirements, including:
- Repair or replacement of fixtures.
- Wall switches and outlets.
- Replace light bulbs, ballasts, and sockets as necessary.
Technology & Documentation
Fully utilize company technology (tablet and smartphone) to:
- Access and complete work orders, including notes on services provided.
- Create and submit Service Reports.
- Submit Quality Inspection images and reports.
- Submit timesheets.
- Submit expense reports.
- Submit purchase card logs.
Customer Service
- Create a positive climate with the client and generate customer satisfaction.
- Maintain timely and consistent communication with customers and internal support teams.
Safety
- Obtain and complete all EFS-required safety and compliance training.
- Attend weekly safety meetings.
Qualifications
Education
- High school diploma or Degree/Certification, or equivalent professional experience in Landscaping, Trades (Electrical, HVAC, Plumbing, etc.), or Specialty Floor Care preferred.
Business Experience
- Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry; or an equivalent combination of training, education, and experience.
- Any combination of education, training, and experience which demonstrates the ability to perform the duties and responsibilities described.
- Related work experience in one or more building trades.
- Background in commercial services highly preferred.
Licenses/Certifications
- Must possess applicable certifications, licenses, and a valid driver's license in good standing.
Language Skills
- Ability to read and comprehend instructions, including safety policies, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to effectively present information in individual and small group situations.
Technical Qualifications & Skills
- Complete assigned work orders in a timely manner and communicate work order status through the designated business process.
- Ability to use and operate handheld devices and business systems or document management database software.
- Proficient with Microsoft Office, including:
- Microsoft Outlook
- Microsoft Word
- Microsoft Excel
- Comply with all applicable codes, regulations, governmental agency requirements, and Company directives related to building operations and work safety.
- Perform assigned day-to-day repairs, emergency maintenance, and preventative maintenance.
