Salary: $75,000–$95,000 annually, depending on experience

Bonus: Discretionary performance-based bonus tied to occupancy, collections, leasing performance, turnover execution, and operational KPIs

About the Role

Doorkeeper Real Estate Management is seeking an experienced Student Housing Manager to oversee the daily operations of a student housing property in the Denver metro area.

This role is responsible for leasing, resident relations, parent/guarantor communication, move-in and move-out coordination, maintenance follow-up, collections, inspections, and overall property performance. The ideal candidate is organized, responsive, hands-on, and comfortable managing the fast-paced seasonal demands of student housing.

Key Responsibilities

  • Oversee day-to-day operations of the student housing property.
  • Manage leasing, renewals, pre-leasing, occupancy tracking, and bed-space assignments.
  • Coordinate move-ins, move-outs, inspections, damage documentation, and annual turnover.
  • Serve as the primary contact for residents, parents, guarantors, vendors, and ownership.
  • Address resident issues, roommate concerns, lease violations, complaints, and policy enforcement.
  • Monitor rent collections, delinquencies, resident charges, and account issues.
  • Coordinate maintenance requests, vendor scheduling, unit turns, and common-area upkeep.
  • Conduct regular property inspections to ensure safety, cleanliness, and presentation standards.
  • Support budgeting, reporting, marketing, and operational planning.
  • Provide cross-functional support to the broader management team as needed.

Qualifications

  • 2+ years of property management, student housing, leasing, or resident life experience preferred.
  • Student housing experience strongly preferred.
  • Strong communication, organization, customer service, and problem-solving skills.
  • Ability to manage high-volume communication with students, parents, vendors, and staff.
  • Experience with property management software such as Yardi preferred.
  • Valid driver’s license and reliable transportation required.
  • Comfortable working in a hands-on, small-team environment.

Work Expectations

This is a full-time, exempt role. Standard business hours are Monday through Friday, with occasional evening or weekend availability required during leasing season, move-in/move-out, emergencies, or high-demand periods.

Success in this role is measured by occupancy, resident satisfaction, collections, turnover execution, responsiveness, and overall property performance.
