Senior Commercial Property Manager – Operations & Leasing
Location: Philadelphia, PA
Position Type: Full-Time, In-Office
Base Compensation: $70,000 - $90,000 annually, based on experience and qualifications. Exceptional candidates with significant commercial real estate experience may be considered for compensation above the posted range.

We are a privately owned real estate investment, development, and management company focused on neighborhood creation and the ownership and operation of unique commercial properties in Philadelphia.
Portfolio Size: Approximately 1 million square feet of creative office, retail, entertainment, and mixed-use commercial properties located in Philadelphia.
Our portfolio consists primarily of former industrial buildings that have been repositioned into creative office, retail, entertainment, and mixed-use environments.
We are seeking an experienced and highly organized Senior Commercial Property Manager – Leasing & Operations to oversee the day-to-day operations of our portfolio. This position works closely with company ownership, the COO, the accounting team, tenants, brokers, vendors, and our maintenance and construction teams to ensure our properties operate efficiently, maintain strong tenant relationships, and achieve leasing objectives.
This is a hands-on position requiring a visible presence within the portfolio and regular interaction with tenants, ownership, brokers, and internal team members. This position is based in our Philadelphia office and is not a remote role.
Position Summary
The Senior Commercial Property Manager – Leasing & Operations will be responsible for the daily management and operation of a portfolio of commercial properties. The ideal candidate will have strong tenant relations skills, experience with Yardi property management software, and the ability to coordinate maintenance, capital projects, vendors, leasing activities, and property operations.
This role offers the opportunity to work directly with ownership and executive leadership while helping shape the continued growth and success of a unique commercial real estate portfolio.
Responsibilities
- Serve as the primary point of contact for tenants and maintain strong tenant relationships.
- Respond to tenant requests and coordinate timely resolution of issues.
- Conduct regular property inspections and identify maintenance, operational, and safety concerns.
- Utilize Yardi Property Management Software to manage tenant information, work orders, lease administration, reporting, and property records.
- Work closely with ownership and the COO to implement operational initiatives and property objectives.
- Coordinate with the Head of Maintenance and Construction on building repairs, capital improvements, tenant improvements, and vendor management.
- Solicit bids, negotiate proposals, and oversee third-party contractors and service providers.
- Monitor vendor performance and ensure contractual obligations are met.
- Assist with annual budgeting, operating expense management, and capital project planning.
- Review invoices, approve expenditures, and monitor property operating expenses.
- Support lease administration activities, including tenant move-ins, move-outs, and lease compliance.
- Maintain compliance with local regulations, life safety requirements, and building policies.
- Prepare property reports and provide regular updates to ownership and senior management.
- Assist with marketing available space, coordinating property tours, and supporting leasing initiatives.
- Develop and maintain relationships with commercial real estate brokers and prospective tenants.
- Support tenant retention efforts and occupancy growth initiatives throughout the portfolio.
Additional Responsibilities
- Collaborate with accounting personnel to ensure accurate tenant billing, lease administration, collections follow-up, and CAM reconciliations.
- Review tenant receivables, delinquency reports, and collection efforts with accounting and senior management.
- Participate in weekly operational, leasing, construction, and project management meetings with senior leadership.
- Assist ownership and the COO with property-level budgeting, capital planning, and strategic initiatives.
- Coordinate communication between tenants, maintenance personnel, construction teams, vendors, brokers, and ownership to ensure projects and initiatives move forward efficiently.
- Maintain a thorough understanding of lease obligations and tenant requirements to support both operations and tenant satisfaction.
Qualifications
- 5+ years of commercial property management experience preferred.
- Experience managing office, retail, or mixed-use commercial properties.
- Proficiency with Yardi Property Management Software is required.
- Strong understanding of building operations, maintenance coordination, construction oversight, and vendor management.
