Associate Broker – Commercial Investment Sales
A motivated individual eager to support Northmarq’s expanding investment sales team will work closely with senior brokers who are leaders in their fields. The Associate will gain experience in Commercial Real Estate, focusing on Retail Investment Sales with potential for significant earnings and career advancement. This role offers the chance to develop skills needed to become a Broker through Northmarq’s Associate Broker program.
Position
Responsibilities
- Marketing to new and/or under‑marketed clients to generate new business.
- Creating and building the Associate’s individual Business Plan, including a detailed plan on relationship building and learning the business.
- Understanding and preparing underwriting packages for investment real estate.
- Learning the real estate market and sub‑markets of Tulsa, including gaining knowledge through brokers, attorneys, property managers, title company employees, insurance agents, and others.
- Learning about deal structure in all aspects of prospecting and listing process.
- Establishing priorities and supporting the “Mentor/Coach” objectives for the local office.
Timeline of the AB Program
1st Year
- The Associate will assist the office’s lead underwriter by learning company templates, interpreting owner financial statements, performing rent and sales surveys, and developing pricing skills. This includes contributing to proposals and Offering Memoranda and interacting with peers at client firms and prospective investors on deals the team is marketing.
- Database management, updating the office’s database with recent sales, ownership, and contact information, and developing a knowledge base of local market conditions, ownership, and sales inventory.
- Prospect calling to prospective purchasers, leading to calling owners to prospect for listings, initially with direction and coaching from their Managing Director or Senior Broker (mentor/coach).
2nd Year
The Associate will follow the same program as outlined in the 1st year, expanding market reach and improving market knowledge and skills, with daily activities closely monitored by the Managing Director or other senior broker.
What We’re Looking For
- Relationship building and sales skills, with demonstrated results given significant consideration.
- Negotiation and influencing skills and ability to resolve issues that may arise in a deal.
- Knowledge of commercial real estate underwriting techniques, understanding of the financial characteristics of retail property types, and the ability to advise clients in complex decision‑making processes.
- 4‑year college degree. Preferred degrees include finance, marketing, real estate, business promotion, and general business.
- Ability to work independently and stay motivated.
- Strong work ethic and willingness to work extended hours when necessary.
- Ability to handle multiple projects and assignments; ability to prioritize and meet deadlines.
- Effective verbal and written communication skills.
- Strong problem‑solving and solution‑finding skills to reflect the level of responsibilities.
- Ability to maintain sensitive and confidential information.
The candidate must hold a current valid real estate license in the state where they will work prior to starting the program or be willing to obtain one within the first 120 days.
