The Building Engineer works as part of a team, reporting to the Chief Engineer, and is responsible for ensuring the efficient operation and maintenance of HVAC, mechanical, electrical, plumbing, water treatment and life safety equipment and systems for the assigned property(s).
The Building Engineer must have the technical aptitude for building maintenance and repair as well as a can-do attitude and positive communication style that offers tenants high levels of customer service and a strong sense of confidence for timely resolution.
Building Engineers may be the only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties; may be required to travel outside between properties in varying weather conditions.
Essential Responsibilities:
Customer service (internal and external clients)
Perform all plumbing, electrical, or HVAC requirements of the building(s)
Obtain quotes and hire appropriate vendors to complete some tasks
Maintain heating equipment, chillers (air and/ or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems, etc.
Monitor and adjust all mechanical/pneumatic equipment, VFDs, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildings
Verify field conditions and perform any necessary repairs or adjustments
Monitor Energy Management
Repair doors, ceilings, hand railings, and floors and other general repairs, adjustments and installations about the property
Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories)
Perform preventive maintenance duties in accordance with OEM standards, building protocol, manufacturer recommendations and industry best practices
Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps
Replace lamps, light fixtures
Trouble shoot and repair base building systems
Conduct ongoing quality control inspections
Develop routine cleaning schedules: clean sidewalks, streets, parking lots, warehouse fronts, riser rooms, telephone rooms, roof drains, etc.
Assist with irrigation inspections, oversee irrigation repairs, monitor and clean irrigation pumping stations, etc.
Reinstall or replace signage, verify rooms are clean and clear of obstructions and debris
Do drywall, door, locks, cabinets, wall-covering, baseboard and other repairs
Manage structural repairs such as doors, roof/glass leaks, respond to tenant calls for leaks
Monitor and manage card access system
Respond to punch list items for tenant build outs
Check for operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits. Perform additional fire and life safety inspections as per NFPA and local jurisdiction, OEM standards, building protocol and as directed by supervisors
Document and report activities to supervisor
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and tenant concerns
Comply with all applicable codes, regulations, governmental agency, and company directives as relates to building operations and practice safe work habits
Complete all required Safety Training as scheduled
Comply with Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours
Inspect Buildings during inclement weather

Qualifications:
Can do initiative, solutions-oriented attitude, good communicator
Technical mechanical knowledge and proficiency
Ability to ascertain what repairs are most urgent in nature and prioritize
Minimum high school diploma or GED Equivalent
3-5 years related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
Universal CFC certification
