Overview
We are seeking a skilled and dependable Maintenance Technician to support the ongoing maintenance and repair of condominium and HOA communities. This role is responsible for routine maintenance, preventative inspections, and project-based repairs across common areas, residential buildings, and exterior property features.
The ideal candidate has strong hands-on experience in carpentry, exterior repairs, and general building systems, and takes pride in maintaining safe, high-quality, and visually appealing communities.
The pay rate for this role starts at $30/hour and up depending on experience.
Key Responsibilities
Perform general maintenance and repair across HOA and condominium properties, including:
Wood replacement (siding, trim, railings, fencing)
Deck and balcony repair
Painting, caulking, sealing, and exterior touch-ups
Light carpentry, plumbing, and electrical work
Conduct routine inspections of buildings, common areas, and amenities to identify maintenance needs and safety concerns
Complete and track work orders, service requests, and maintenance logs accurately and on time
Ensure compliance with building codes, safety regulations, and HOA standards
Support seasonal and preventative maintenance, including:
Pressure washing
Gutter cleaning
Snow and ice removal
Landscaping assistance
Maintain and organize tools, equipment, and materials in safe working condition
Qualifications
High school diploma or equivalent required; trade school or technical training preferred
2+ years of experience in property maintenance, facilities maintenance, or building maintenance
Strong skills in:
Carpentry and wood repair
Deck and balcony repair
Exterior building maintenance
Working knowledge of basic plumbing, electrical systems, and building systems
Ability to read and interpret work orders, blueprints, and maintenance instructions
Strong problem-solving skills and attention to detail
Professional communication skills when working with property managers, HOA boards, and residents
Valid driver’s license and reliable transportation required
Ownership of basic hand tools preferred
Physical Requirements
Ability to lift and carry 50+ lbs
Frequent standing, walking, bending, and climbing ladders
Comfortable working outdoors in varying weather conditions
Ability to work at heights (roofs, decks, ladders, scaffolding)
Preferred Qualifications
Experience in HOA, condominium, or multi-family property maintenance
Familiarity with CMMS (Computerized Maintenance Management Systems)
OSHA certification or safety training
Specialized experience in:
Exterior building envelope repair
Waterproofing
Advanced carpentry
