What You’ll Do

  • Perform maintenance and repairs in apartments, common areas, and offices
  • Assist with basic carpentry, plumbing, electrical, and painting tasks
  • Complete unit turnovers and make-ready cleaning
  • Maintain grounds, walkways, and landscaped areas
  • Respond to work orders and assist with preventive maintenance

What We’re Looking For

  • High school diploma or GED preferred
  • Associate’s degree or at least 2 years of maintenance, janitorial, or groundskeeping experience
  • Ability to perform physical work and lift up to 50 lbs.
  • Valid NC and SC driver’s license
  • Team-oriented, dependable, and service-minded

Title: Temporary Maintenance Technician II

Reports To: Property Manager

Department/Division: Operations/Property Management

FLSA Status: Non-Exempt

Position Summary

Responsible for performing assigned tasks for INLIVIAN, including office building, common areas, and turnover/make-ready for vacant units as assigned. The duties listed below illustrate the various types of work that may be performed. Responsibilities include, but are not limited to, the following:

Responsibilities

  • Work order completion as assigned.
  • Perform basic tasks related to carpentry, electrical fixtures, HVAC, plumbing, and painting.
  • Perform grounds maintenance as needed.
  • Keep walkways, entryways, and other assigned areas cleared of mud, dirt, ice, snow, and debris.
  • Maintain grounds and parking areas by routinely picking up litter and disposing of it in an appropriate manner and in accordance with INLIVIAN maintenance policies.
  • Assist in performing preventive maintenance tasks as assigned, including checking smoke detectors, checking emergency lights, replacing light bulbs, cutting off water to sill cocks, cleaning dryer vents, changing furnace/air-conditioner filters, cleaning guttering, and adjusting exterior light timers.
  • Assist in performing general maintenance such as clearing drainage areas, repairing fences, removing obstacles, and ensuring placement of appropriate signs as directed.
  • Assist in graffiti removal and/or repainting if necessary. 97. Report supply needs to the Property Manager and/or Maintenance Supervisor.
  • Assist in transporting, loading, and unloading of cabinets, counters, appliances, furniture, supplies, materials, etc., as assigned.
  • Assist management/leasing staff with curb appeal functions, which may include detailing model units, putting out balloons, banners, a-boards, etc.
  • Maintain property owned materials in a neat and orderly manner at all times. Maintain a neat and organized work area free of clutter and debris.
  • Perform emergency and after-hours work as necessary and/or required and in accordance with INLIVIAN policies and procedures.
  • Follow all established safety procedures and standards.
  • Maintain a professional image and attitude in keeping with the objectives of INLIVIAN.
  • Accountable for consistent adherence to INLIVIAN standards regarding the ethical, responsible, and appropriate use, care, and safeguarding of INLIVIAN materials, supplies, resources, and other assets.
  • Performs other duties as assigned.

Education And Experience

High School graduate or GED desirable.

Must attend Fair Housing class within eighteen (18) months of employment. Annual updates for the Fair Housing Class are hosted by INLIVIAN.

Knowledge And Skills

  • Ability to understand and follow instructions.
  • Ability to perform moderately strenuous physical activity.
  • Ability to establish and maintain effective working relationships with other employees and residents.
  • Ability to follow verbal and written instructions.
  • Ability to operate electronic devices such as a computer, smart phone and tablet.

Supervisory Controls

The employee receives instructions from the Property Manager and Maintenance Supervisor. Generally, methods of accomplishing assignments are at the discretion of the employee within established procedures. Deadlines, priorities, necessary guidelines, and scope of work are generally set by the supervisor and the employee's progress is monitored regularly for adherence to instructions, compliance with established procedures, quality, and completeness.
