Magnolia is a residential due diligence practice. Our clients are home buyers making the largest
purchase of their lives, and our job is to make sure they know exactly what they are buying. The
Environmental Technician is a vital part of how we deliver on that: every test you run, every
sample you handle, and every result you upload becomes part of the evidence a family relies on at
closing. When we say we are protectors, this role is where much of that protection actually
happens.
The Offer
–A guaranteed salary - Real estate is seasonal: busy season means full 40-hour weeks, and the
off-season can run as light as 20. Your paycheck does not move. We pay for the role, not the
hours — you are paid the same in January as in June.
–Company truck, fuel card, and established route - Your day follows an established schedule
and a set testing route — most of your day is on the road, working independently.
–7:30am to 3pm, Monday through Friday - A genuinely consistent schedule. No on-call. No
nights. No emergency phone. Occasional Saturday equipment pick-ups are scheduled in
advance — never sprung on you.
–Paid training from day one - A full week of structured onboarding, then ongoing education as
your technical skills grow. No prior environmental testing experience required.

checklists and established processes. Client and Realtor interactions are brief, professional, and

The Work
–Execute a daily process of environmental testing at inspection sites across Nashville and
surrounding counties — placing, retrieving, and managing test equipment in strict
accordance with EPA guidelines and Magnolia's documented procedures.
–Manage, track, and care for all testing equipment and the company vehicle — you own the
chain of custody process.
–Upload and manage test results with complete accuracy — your data goes directly into
reports our clients use to make six-figure decisions.
–Assist home inspectors on site with photographs and documentation. Perform sewer scope
inspections — running the camera through the home's sewer lateral, capturing clear footage,
and documenting the line's condition to Magnolia's procedure so buyers know the state of
the one system nobody can see.
–Manage equipment inventory and supplies — tracking stock levels of test kits and
consumables, maintaining calibration schedules, and keeping every piece of equipment
accounted for and field-ready so the team never loses a day to a missing tool.
–Communicate professionally and courteously with clients, teammates, and Realtors — brief,
clear, and scripted by our service process.
Expect 3–4 hours of drive time daily. The rhythm of this job is its best feature: a predictable route,
the same proven procedures at every site, and a clear finish line every afternoon.
Requirements
–Valid driver's license and a clean driving record — required. An MVR check is part of the
hiring process.
–Ability to lift equipment, climb stairs and ladders, and occasionally access confined spaces.
–Strong attention to detail and disciplined follow-through on procedures.
–Fundamental smartphone and computer skills for scheduling and result uploads.
–High school diploma or equivalent preferred; one year of customer service experience
preferred.
–Periodic drug testing required.
