Job Description:
NOW HIRING A PORTFOLIO MANAGER. Join our TEAM! New hire will work with four other well established Property Managers in our company!
The Property Manager is responsible for the over site of rental properties for the portfolio.
The Property Manager is to plan, control and direct the daily operations of the residential and commercial properties.
This person must display strong leadership skills and the ability to analyze situations where a managerial involvement is needed in the Leasing Department.
The Property Manager ensures that the appearance and physical condition of the communities meets or exceeds company standards. This person is charged with effectively communicating with residents and establishing a profitable renewal program.
The duties include but are not limited to the following:
Advertising role:
- Market Analysis of rental rates in between tenants/prior to advertising
- Implement marketing initiatives to achieve occupancy goals
- Vacancy report review/time on the market of properties
- Maintain in-depth knowledge of market conditions
- Determine Rental inventory needed for Leasing Dept./Coordinate with Maintenance Dept.
- Determining the market rental values of apartments/mobile homes by market comparisons
Maintenance role:
Responsible for the physical management of the properties, including performing preventative property maintenance to keep the property functioning in top condition. This maintenance aims to keep current tenants happy and attract new tenants.
- Property inspections of Communities/Creating Punchlist/coordinate with Maintenance Dept
- Preparing Room by Room Estimates for Move Outs/Compare to Maintenance Dept results
Tenant relationship role:
- Knowledge of Landlord-Tenant Law on screening a tenant, handling security deposits, terminating a lease and evicting a tenant
- Handling tenant or owner complaints/Emergency situations that require same day decision
- Attend Magistrate Court as needed
- Review Tenant Applications after they are processed
Scheduling/Processing role:
- Coordination of Move outs/Final Inspections
- Lease Preparation and Coordinating Lease Signings
- Oversee and Maintain necessary records of all office supplies and ordering
- Updating Leases: Pool Addendum, Pet Addendum, Re-keying, etc.
- Auditing Tenant Files for accuracy after New Move in
- Review of forms that Leasing Dept submits weekly prior to giving to Operations Manager
- Oversee and Confirm Key Stand up files/keys/flyers match
- Supervision of other employees to make sure they are doing their job; hired, train and evaluate property staff
- Direct and control all personnel and resources to make ensure property is properly maintained and owner objectives met
Financial role:
- Reviewing the Security Deposit refunds/move out files
- Rents/Delinquency List/DW review
- Reviewing all delinquent accounts and determining action required
