We are seeking an ambitious, sharp, and highly organized Property Manager to oversee a growing 55-unit residential portfolio spanning several local cities. This isn't just a "show apartments and collect rent" kind of job. Because this is for a lean, agile company, you will have a high degree of autonomy and direct impact on the bottom line. The ideal candidate has a unique blend of relationship skills (to manage tenants and vendors) and strong financial acumen (to handle property accounting). We are looking for someone with an entrepreneurial mindset-someone who looks at properties through the lens of an owner, constantly looking for ways to maximize profitability, reduce expenses, and streamline operations. Qualifications & Skills -3+ years of experience in residential property management (multi-family experience is highly preferred). -Software Proficiency: Expertise in QuickBooks is strictly required. Experience with property management software is a plus. - strong understanding of real estate financial metrics, budgeting, and basic accounting principles. - A self-starter attitude with a proven track record of improving operational efficiency or profitability in previous roles. - A valid driver's license and reliable transportation to travel between property locations across the region as needed. Responsibilities

-Full-Cycle Property Accounting: Manage all day-to-day financial operations using QuickBooks (entering bills, processing rents, tracking deposits, and reconciling accounts).

-Financial Reporting: Prepare monthly profit and loss (P&L) statements, cash flow analysis, and budget-to-actual reports for the ownership team.

-Profitability Optimization: Analyze expenses (utilities, maintenance, insurance) and implement strategic cost-saving measures to maximize Net Operating Income (NOI).

-Vendor Relations: Source, vet, and negotiate contracts with reliable contractors, plumbers, electricians, and turn-over crews.

-Maintenance Oversight: Coordinate routine maintenance, emergency repairs, and capital improvement projects across multiple cities, ensuring work is done on time and within budget.

-Leasing & Turnovers: Manage the end-to-end leasing process, including marketing vacancies, screening applicants, executing leases, and handling move-ins/move-outs.

-Tenant Communication: Serve as the primary point of contact for tenant inquiries, lease renewals, ledger questions, and conflict resolution.

-Compliance: Ensure all properties adhere to local, state, and federal housing laws and building codes across different municipalities.
