Residential Real Estate Property Manager

Job Summary

We are seeking a Real Estate Manager to oversee and manage a residential property portfolio. The portfolio focus is single-family homes, with some small multi-family. The ideal candidate will possess customer relationship management and computer skills. This role requires established organizational skills, the ability to communicate effectively, and efficient multi-tasking. Our office values education and a willingness to learn.

Duties

• Manage day-to-day operations of residential properties, ensuring they are well-maintained and compliant with regulations.
• Show properties and negotiate lease agreements with prospective tenants.
• Maintain records of property files, including tenant information, maintenance requests, and financial reports using computer software.
• Foster positive relationships with tenants by addressing concerns promptly and professionally.
• Conduct annual property inspections to assess condition and identify areas for improvement.
• Organize tenant renewals for the portfolio, including market analysis, legal compliance, and lease generation.
• Communicate regularly with owners and tenants.
• Address maintenance concerns in a timely manner

Requirements

• Experience with property management is preferred but not required. A license, or active schooling toward a license, is required.
• Knowledge of property maintenance and legal requirements in the real estate sector is preferred.
• Excellent organizational skills with the ability to manage multiple tasks simultaneously.
• Strong customer relationship management skills, including the ability to diffuse a tense situation.
• Ability to work on an independent portfolio, with assistance from the office support staff.
• Willingness to help the office or other property managers if needed.
• Spanish speakers are encouraged to apply.

The position is primarily in-office but requires driving to properties. A reliable car is required and mileage is reimbursed.
