Our client is seeking an organized, proactive Property Manager / Bookkeeper to oversee a portfolio of residential rental properties throughout the Tulsa and Green Country area. This is a dynamic role that combines property management, bookkeeping, and tenant relations, making it an excellent opportunity for someone who enjoys variety in their day and takes pride in keeping operations running smoothly.
The ideal candidate is professional, detail-oriented, and comfortable balancing financial responsibilities with customer service and contractor coordination.
Schedule: Monday–Friday | 9:00 AM – 5:00 PM
Salary: $50,000 – $70,000 annually (DOE)
What You'll Be Doing
- Oversee the day-to-day management of residential rental properties
- Serve as the primary point of contact for tenants, responding to questions, maintenance requests, and lease-related matters
- Coordinate and manage contractors for repairs, maintenance, and property improvements
- Schedule property inspections and ensure maintenance issues are resolved in a timely manner
- Handle accounts payable and accounts receivable
- Maintain accurate financial records and bookkeeping functions
- Prepare monthly income statements for homeowners' associations (COAs)
- Process rent payments, vendor invoices, and contractor payments
- Monitor budgets and track property-related expenses
- Maintain organized property, tenant, and financial records
- Assist with lease administration and general property operations
- Travel to properties throughout the Tulsa and Green Country area as needed
Qualifications
- Previous experience in property management
- Strong knowledge of accounts payable, accounts receivable, and financial recordkeeping
- Experience preparing financial reports and monthly income statements
- Excellent organizational and time management skills
- Strong communication and customer service abilities
- Ability to effectively coordinate vendors and contractors
- Proficiency with accounting software
- Strong computer skills, including Microsoft Office
- Ability to prioritize multiple responsibilities while maintaining attention to detail
Requirements
- Reliable personal vehicle
- Valid driver's license with a good driving record
- Willingness to travel throughout the Tulsa and Green Country area
