Job Title: Assistant Commercial Property Manager (Part-Time)

Position Overview

We are seeking an experienced, detail-oriented Assistant Commercial Property Manager to join our team on a part-time basis. In this role, you will partner closely with the Senior Property Manager to oversee daily operations, streamline tenant communications, and maintain high operational standards across our commercial portfolio. This position requires a professional with a solid foundation in non-residential commercial real estate who can hit the ground running.

  • Employment Type: Part-Time (approx. 15–20 hours per week)
  • Schedule: Flexible scheduling available within standard business hours (Monday – Friday), to be mutually agreed upon.
  • Location: Downtown Dallas, West End
  • Compensation: $22.00 - $28.00 hr. This will be a W-2 position.

Key Responsibilities

  • Tenant Relations: Act as a primary point of contact for tenant inquiries, facility requests, and service coordination, ensuring prompt and professional resolution.
  • Vendor & Operations Management: Coordinate building maintenance schedules (HVAC, elevator, fire inspections); track vendor contracts, collect bids, and create work orders.
  • Financial Administration: Support the accounting team by processing invoices, managing accounts payable/receivable (AP/AR), tracking monthly rent collections, and assisting with collection process.
  • Lease Administration: Maintain precise property files, track lease renewal dates, audit Certificates of Insurance (COIs), and ensure all tenant compliance records are current. Assist with showing tenant space as needed.
  • Property Inspections: Assist with regular walk-throughs of the asset to verify property conditions, check safety compliance, and ensure overall curb appeal.

Required Qualifications

  • Commercial Experience Required: Minimum of 2+ years of direct experience in commercial property management (office, retail, or industrial portfolio space). Note: Residential-only backgrounds will not be considered.
  • Software Proficiency: Strong working knowledge of commercial real estate accounting systems such as Yardi. High proficiency in Microsoft Excel and Word is mandatory.
  • Financial Acumen: Practical experience dealing with basic property accounting concepts, resident/tenant ledgers, and vendor invoicing.
  • Communication & Demeanor: Exceptional verbal and written communication skills with a customer-centric approach to problem-solving.
  • Organization: Proven capability to work autonomously, prioritize tasks efficiently within limited weekly hours, and maintain tight file accuracy.
