The Position
KBC Management, Inc. is seeking a reliable, skilled Maintenance Technician (Turnover Technician) with a heavy plumbing emphasis to help maintain and care for vintage multifamily properties. The ideal candidate would possess strong plumbing experience, have a solid collection of tools, exceptional troubleshooting abilities, familiarity with internet-based software systems, be comfortable working in the field, driving between sites, and able to work independently or as part of a team.

Responsibilities Include:
- Turn over vacant units to market-ready condition within the scope of a handy worker or painter.
- Create and/or follow a punch list of items to complete to ensure all appliances, fixtures, electrical systems, plumbing systems, HVAC, door hardware, access tools, windows, and utility systems are functioning correctly.
- Conduct repairs and upgrades in both occupied and vacant apartment units
- Carpentry skills, if applicable, will be utilized for tasks such as fence repair, stair repair, door frame repairs, etc.
- Maintain a log of hours worked and mileage for client billing
- Track and file receipts by work order
- Update records in Appfolio (tenant software system) including properly noting repairs on service requests and documenting materials purchased
- Additional duties as assigned
Breakdown of Tasks
- 85% Vacant Apartment Turnover
- 10% Driving
- 5% Administrative: Staff Meetings, Receipt Management Tracking, Time Tracking, Documentation of Work Completed, Scheduling, Education
Qualifications
- Experience with general apartment and/or single-family home maintenance
- Must know how to use tools of the trade
- Self-starter, able to work with minimal supervision
- Collaborative and able to work well with a team
- Detail-oriented
- Creative problem solver
- Ability to work with online and mobile apps to collect and track information
- Valid Drivers License, and reliable transportation
- Vehicle Insurance
- Clean driving record
- Clear a criminal background check
