Upside is a fast-growing, full-service property management company currently serving the Spokane and Coeur d’Alene areas. We are looking for a positive, highly experienced operator to help lead our operations and take the company to the next level.
We’re currently a small team of eight with significant plans to expand over the next year. As we grow our client base, we are building the systems, processes, and leadership structure needed to scale into a broad, multi-city, multi-state operation. This role will play a key part in helping manage that growth.
This is a senior position with the opportunity to grow into a broader operations and executive leadership role over time. It requires ownership, judgment, and flexibility in a fast-moving property management environment.
We are not just filling a position — we are building a different kind of company. Upside has grown incredibly quickly, but we are still only scratching the surface. The right person should be excited to help shape not only how the company operates, but also the direction in which it grows.
Duties
- Oversee day-to-day property management operations
- Manage leasing, maintenance, tenant, vendor, and owner workflows
- Lead and support leasing assistants, maintenance staff, and operational team members
- Create, improve, document, and enforce company processes
- Bring structure and accountability to a fast-growing organization
- Support accurate property management accounting and financial review
- Identify operational bottlenecks and implement practical solutions
- Train, mentor, and hold team members accountable
- Support sales efforts, client acquisition, and onboarding of new property owners
- Help build scalable systems for multi-city, multi-state growth
- Work closely with ownership on operations, team development, sales, and expansion
Qualifications & Experience
Required:
- 8–10+ years of hands-on property management experience
- Experience managing multiple types of properties, not just one large property or community
- Strong understanding of property management operations
- Strong understanding of accounting as it relates to property management
- Experience overseeing leasing, maintenance, vendors, tenants, and owner communication
- Proven ability to manage people and lead a team
- Professional, steady, solutions-oriented demeanor
- Highly organized and methodical approach to work
- Strong understanding of process, systems, and operational structure
- Excellent written and verbal communication skills
- Comfort working in a fast-moving, high-growth environment
- Comfort using technology, software, and AI-supported tools
Preferred:
- Bachelor’s degree or higher in business, real estate, finance, accounting, operations, or a related field
- Experience helping grow or scale a company, team, or department
- Prior experience in an operations manager, senior property manager, portfolio manager, or regional manager role
- Experience with property management software and accounting systems
- Knowledge of Washington and/or Idaho property management practices

Pay: $50,000.00 - $70,000.00 per year
