DUTIES & RESPONSIBIILTY

The following list of essential job functions is not exhaustive and may be supplemented or changed as necessary.

  • Resolve resident problems, conflicts, and lease violations. Documents these activities.
  • Supervises maintenance staff and outside contractors. Establishes grounds and maintenance schedules.
  • Coordinates and monitors apartment make-ready procedures.
  • MarketsĀ and leases property according to Taymil policies and applicable state and federal laws.
  • Develops marketing program. Monitors trends in the market, pricing and advertising.
  • Processes rental applications including verification of credit, employment, and landlord history.
  • Renews leases and implements rent increases.
  • Processes rent collections. Follows through with delinquent account procedures including evictions.
  • Receives and dispatches maintenance requests. Ensures that all work orders are completed in an efficient and timely manner.
  • Ensures that property is maintained in a clean, safe and attractive manner at all times through weekly site inspections.
  • Reports all accidents and emergency situations to the main office and immediately prepares proper incident reports.
  • Processes invoices for payment weekly.
  • Keeps written record of all property utilities.
  • Maintains accurate payroll records. Submits staff hours to main office payroll department and dispatches checks.
  • Knowledge and working experience with Windows applications, specifically, Microsoft Word, Excel, Teams and Outlook.
  • Experience with property management software

SPECIFIC JOB KNOWLEDGE, SKILL AND ABILITY SUPERVISION RECEIVED

Must be experienced with daily operational tasks of property management and associated duties. Able to identify property issues that affect performance and develop a plan of action. The manager supervises all property staff and vendors.

TOOLS AND EQUIPMENT USED

Computer, copy/printer/scanner, and cell phone.

The employee must occasionally lift and/or move up to 25 pounds. Inspect property grounds, hallways, stairwells, basements, apartments, and community areas. Specific vision abilities required by this job include close peripheral vision, depth perception and the ability to adjust focus.

The noise level in the work environment is usually quiet to moderately noisy in the building and can be moderately noisy when outside.

Job Type:

  • Part-time with 24/7 emergency response
  • Approximately 15 - 20 hours per week
  • Flexible schedule, partial weekend days as needed
  • Available for communication on nights and weekends as needed for emergencies

Experience:

  • Multi-Family Property Management: 5 years and 2 years in a Property Manager Role preferred

Work Location: Wellesley, MA

Summary

As a Multi-Site Property Manager, you will oversee the management and leasing of 5 commercial buildings and 21 residential townhouses, ensuring compliance with Fair Housing regulations and maintaining high standards of customer service. Reporting to the Vice President, you will utilize your core skills in property management and leasing, along with premium skills in conflict management and landlord-tenant law, to address tenant needs effectively. Your proficiency in Microsoft Office applications and property management software will support your administrative tasks.
