The Durst Organization is looking for an engineer at VIA 57 West, a residential building at 625 West 57th Street, between 11th and 12th Avenues, in the Hell's Kitchen neighborhood of Manhattan in New York City.
The shift and schedule for the position : 8am- 4pm Sunday, 10am-6pm Monday -Thursday.
Days off: Friday/Saturday
Hourly rate: $42.23
Responsibilities:
In a safe manner, start up, regulate, repair and shut down equipment. Including Multistack Modular chillers and Areco boilers.
- Ensure equipment operates safely and within established limits by monitoring attached meters, gauges and computerized controls
- Perform and document all preventive maintenance tasks on MEP systems.
- Use of hand and power tools to perform repairs and maintenance ranging from a complete overhaul to replacing valves, gaskets, motors, pumps, or bearings in a safe manner.
- Hands on in all aspects of diagnostics, repair and operation of refrigeration supplemental cooling.
- Review BMS for operational performance and critical alarms. Provide feedback to correct.
- Record relevant events and facts concerning operation and provide diagnosis for corrective action
·Audit safety device and identify and troubleshoot any problem areas
·Test and chemically treat hydronic systems to prevent corrosion and harmful deposits
Perform other related duties as required and assigned to as it relates to a campus work environment.(multiple buildings)
·Follow all PPE and LOTO safety protocols.
·Support all staff, Handyman, Porters and subcontractors as needed. Receive direction from Concierge.
·Perform necessary tasks and workorders within residential units as assigned and required

General maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building and resident’s apartments are always in good working order.
Executes daily routine work orders and escalates issues upward as necessary
Builds and repairs cabinets, counters, closets, and other carpentry as needed
Making minor electric repairs (switches, receptacles, light fixtures, etc)
Plastering and painting as needed on small and large scales
Minor plumbing including but not limited to repairing leaks, minor pipe replacements, appliance repairs (washers/dryers, refrigerators, etc).
Repairs entrance and internal doors, locks, hinges, create keys and other operable hardware
AREAS OF KNOWLEDGE, SKILLS AND ABILITIES:
Minimum 3+ years as operating engineer in high-rise building or campus site.
Strong background in HVAC Service
Possess troubleshooting skills covering refrigerants, controls, air and water flow.
Sprinkler/Standpipe Certification
Air Compressor Certification
BMS and control experience
EPA Universal Certification.
Experience with HW boilers, Modular chillers, Electrical, Plumbing and Sprinkler Standpipe Systems
Knowledge of Fire Safety systems
Minimum of 3 years year’s basic electrical experience – that encompassed using a multi meter for troubleshooting and reading wiring diagrams
Minimum of 3 years year’s plumbing experience – bathroom repair, soldering, pipe threading, pro press
Physical ability to climb ladders, and lift up to 75 lbs. on a regular basis, enter and operate in confined spaces, operate power tools,
Ability to work with exposure to elements such as odor, noise, dust, heat, cold, or chemicals with proper PPE
Positive attitude and communication skills is a priority
CERTIFICATES, LICENSES, REGISTRATIONS:
- Valid New York City Fire Department Refrigeration Machine Operator License with a minimum of one year’s continuous experience
- Valid S-12 and S-13 FDNY Certificate of Fitness
