Title: Program Property Manager
Reports to: Assistant Director/Case Management Supervisor
Salary: $44,000-$47,000
Function:
SHP Property Manager responsibilities include working with SHP Case Management to ensure the apartment standards are met in accordance with the City of New York housing regulation to guarantee a healthy living environment and smooth transition to independent living connection with the landlord.
- Conduct weekly visits to the properties under management to assess the overall condition of the apartments, buildings, and grounds.
- Assist in finding buildings and/or apartments for consumer placement.
- Be proactive in noting apartment repair, rent payment or potential issues to the Director of SHP and COO before they happen.
- Address problems early when costs are minimal.
- Handle violations of the property rules and regulations of the City of New York with appropriate follow up action taken to the landlord or via the program’s internal resources.
- Ensure vendors comply with their service contracts for managed buildings.
- Recommend that the Director of SHP and SHP Case Manager Supervisor seek alternative vendors, submit bids, and make selection recommendations to the COO.
- Identify cost-effective remedial actions for necessary repairs at a property, ensuring it is clear whether the responsibility falls on the landlord or program expenses.
- Approve expenses and cash disbursements that fall within the amounts approved by the program annual budget.
- Track delinquencies and ensure that bookkeeping sends 30-day reminder, 60-day warning followed by no later than 90-day collection via attorney process.
- Work collaboratively with the Director of SHP and SHP Case Manager Supervisor to address all rental arrears in a timely manner.
Qualifications:
- Bachelor’s degree with one year CPM/RP designation desired or 3 years in the area of property management.
- Licenses or certifications required: PMP, AED, CPR, RPA, CPM, FMA, CFM
