Property Manager/ Leasing Consultant Position:

We are seeking a detail-oriented and proactive Property Manager to oversee day-to-day operations of residential properties. The ideal candidate will manage tenant relations, coordinate property maintenance, and ensure occupancy goals are met while enforcing policies in accordance with New Mexico Landlord-Tenant Law and Fair Housing Laws.Key Responsibilities:

  • Handle tenant inquiries and assist with lease applications.
  • Communicate effectively with individual property owners.
  • Conduct regular property inspections, including vacant units.
  • Manage maintenance requests and coordinate follow-ups.
  • Market vacant units using AppFolio and other platforms.
  • Ensure accurate posting of rent, late fees, and other charges; collect payments promptly.
  • Prepare 3-day notices for non-payment and review court cases before submission.
  • Attend Sheriff lockouts and assist with delinquent accounts.
  • Maintain cleanliness, curb appeal, and enforce property policies.
  • Review move-ins, renewals, and move-outs; process move-outs within 30 days.
  • Support pre-leasing efforts, resident retention, and occupancy maintenance.

Qualifications:

  • Experience in property management or related field.
  • Knowledge of New Mexico Landlord-Tenant Law and Fair Housing Laws.
  • Strong communication, organizational, and problem-solving skills.
  • Ability to manage multiple properties/sites efficiently.

Job Type: Full-time

Pay: $18.00 - $22.00 per hour

Education:

  • High school or equivalent (Preferred)

Experience:

  • Microsoft Office: 2 years (Preferred)
  • Property Management: 1 year (Preferred)

Ability to Relocate:

  • Albuquerque, NM 87112: Relocate before starting work (Required)
