COMPANY OVERVIEW

VCS Property Management manages a large and growing portfolio of over 1,800 apartment doors. We take pride in providing clean, safe, and well-maintained communities for our residents. We’re looking for a skilled Mobile Maintenance Technician with a strong to join our team and help keep our properties in top shape.

POSITION OVERVIEW

The Mobile Technician keeps VCS communities clean, safe, and fully functioning across the entire portfolio — traveling between properties to complete work orders, paint and turn units, run porter routes, and support preventive maintenance. This role is the primary painter and lead porter for the portfolio. It suits a proven painter and well-rounded technician who works independently, delivers first-time quality, and takes visible pride in every property they touch.

Painting is the core differentiator of this role. Proven professional painting experience is required.

KEY RESULTS

  • Complete all assigned work orders accurately and within the response-time standards below
  • Maintain portfolio common areas to VCS cleanliness and appearance standards on assigned days
  • Complete painting scopes (unit turns, touch-ups, exteriors) on time and to quality standard
  • Keep the company vehicle, tools, and equipment clean, organized, and operational
  • Log all work, time, and materials accurately in AppFolio the same day
  • Minimize call-backs and rework through first-time quality

Emergency

  • No heat/AC, flood/active leak, gas smell, lockout, fire/life-safety, no power
  • On-site same day / within [X] hours of dispatch

Urgent

  • No hot water, appliance failure, security concern
  • Within 24 hours

Routine

  • General repairs, cosmetic items, non-critical requests
  • Within 3 business days

On-call

  • Serve the after-hours/weekend emergency rotation as scheduled

Primary ResponsibilitiesPainting & Unit Turns (primary)

  • Serve as the primary painter for the full portfolio
  • Complete interior turn painting — walls, ceilings, trim, doors — to make-ready standard
  • Perform exterior touch-ups, stairwells, railings, and common-area surfaces as directed
  • Prep, clean, prime, and finish surfaces to a professional standard

Porter Services & Common-Area Maintenance

  • Serve as lead porter across portfolio properties on the assigned schedule
  • Clean and maintain breezeways, laundry rooms, lobbies, and mailbox areas
  • Blow off parking lots, walkways, and exterior areas; remove trash, debris, and bulk items
  • Cover graffiti same day; report hazards and needed repairs to the Maintenance Manager

Routine Maintenance & Repairs

  • Perform plumbing, electrical, HVAC, carpentry, and appliance repairs within scope
  • Diagnose and resolve issues efficiently with minimal call-backs
  • Escalate to the Maintenance Manager when scope exceeds authorization or needs a vendor
  • Document every work order in AppFolio with notes, labor time, and materials

Preventive Maintenance & Special Projects

  • Complete scheduled preventive-maintenance tasks portfolio-wide
  • Support make-ready, renovation, and capital-improvement projects as directed
  • Participate in inspections and close items within assigned timelines

Qualifications

  • Proven professional painting experience — residential or commercial (required)
  • 2+ years apartment or facilities maintenance experience preferred
  • Working knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair
  • EPA 608 certification for refrigerant/HVAC work required, or ability to obtain within [X] days [confirm]
  • Valid Oregon driver's license with a clean driving record (company vehicle; MVR check)
  • Smartphone and willingness to document work orders, time, and materials in AppFolio daily
  • Able to lift 50+ lbs, climb ladders, and perform sustained physical work indoors and out (essential functions, with or without reasonable accommodation)
  • Authorized to work in the U.S.; willing to consent to a background check and pre-employment/random drug screen

Schedule, Details & Compensation

  • Full-time, Monday–Friday; overtime available and expected for turns and emergencies
  • Company vehicle provided for all work-related travel between properties
