We are seeking a dependable, service-oriented Utility Maintenance Technician to support the daily operations, appearance, and functionality of a residential property community. This role is ideal for a motivated individual who takes pride in maintaining high standards of cleanliness, safety, and operational excellence while delivering responsive service to residents and team members.

The Utility Maintenance Technician performs general maintenance, janitorial services, preventive maintenance tasks, and facility support operations throughout the property. The position requires strong attention to detail, the ability to work independently, and a commitment to maintaining a safe and welcoming environment.

Key Responsibilities

General Maintenance & Facility Support

  • Maintain cleanliness and presentation of common areas, amenities, and service spaces
  • Perform preventive maintenance according to established schedules
  • Conduct routine inspections to identify maintenance concerns and safety issues
  • Respond promptly to work orders and resident service requests
  • Maintain accurate maintenance logs and inventory records
  • Assist with seasonal property preparation and special projects
  • Support emergency response procedures and after-hours maintenance needs

Technical Duties

  • Operate and maintain professional cleaning and maintenance equipment
  • Perform basic plumbing repairs including unclogging drains and fixture replacement
  • Complete minor electrical repairs following established safety procedures
  • Conduct basic HVAC maintenance including filter changes and condensate line cleaning
  • Perform painting touch-ups and minor wall repairs
  • Assist with appliance troubleshooting and minor repairs

Safety & Compliance

  • Follow OSHA standards and proper PPE protocols
  • Handle cleaning chemicals in accordance with SDS requirements
  • Maintain compliance with applicable building and safety regulations
  • Document incidents, hazards, and safety concerns appropriately

Qualifications

Required

  • High school diploma or equivalent
  • Valid driver’s license with clean driving record
  • Minimum one (1) year of maintenance, janitorial, or related experience
  • Basic computer proficiency for work order systems and communication
  • Ability to lift and move up to 50 pounds
  • Ability to work indoors and outdoors in varying weather conditions
  • Availability for rotating on-call assignments

Preferred

  • Technical or vocational training in facilities maintenance
  • HVAC, plumbing, or electrical certifications
  • Experience with building automation systems
  • Pool operator certification
  • Bilingual skills (English/Spanish)

Physical Requirements

  • Ability to stand and walk for extended periods
  • Climb ladders and work at heights up to 12 feet
  • Frequent bending, kneeling, reaching, and lifting
  • Safely operate tools, equipment, and machinery

Work Environment

Pay: $18.00 - $20.00 per hour
