About S3

S3 is seeking a skilled Commercial Maintenance Technician to join our growing team in the West Valley City, UT area. This position is responsible for maintaining a portfolio of commercial properties by performing preventative maintenance, repairs, inspections, and troubleshooting across multiple building systems.

The ideal candidate has experience in commercial facilities maintenance, enjoys working independently, and takes pride in delivering high-quality service. A company vehicle, tools, and mobile technology are provided for daily local travel between customer locations.

Key Responsibilities

  • Perform preventive, corrective, and routine maintenance on commercial buildings and facility systems.
  • Complete assigned work orders safely, accurately, and efficiently.
  • Troubleshoot and repair building equipment and facility-related issues.
  • Perform minor plumbing repairs, including toilets, urinals, faucets, flush valves, and associated fixtures.
  • Complete drywall repairs, patching, painting, and finish work to maintain a professional appearance.
  • Perform general carpentry repairs, including walls, doors, ceilings, flooring, and other building components.
  • Perform minor electrical work permitted under applicable state regulations, including replacing light fixtures, switches, outlets, bulbs, ballasts, and sockets.
  • Assist with routine HVAC maintenance and basic troubleshooting.
  • Conduct building and asset inspections while identifying maintenance concerns.
  • Obtain materials and supplies necessary to complete assigned work.
  • Document work orders, inspection reports, photos, and completed repairs using company-issued mobile devices.
  • Communicate professionally with customers and internal support teams.
  • Provide repair estimates for additional maintenance projects when requested.
  • Maintain compliance with OSHA regulations and company safety policies while participating in required safety meetings and training.

Qualifications

  • High school diploma or GED required.
  • 2–5 years of commercial building maintenance, facilities maintenance, or general maintenance experience.
  • Experience performing repairs in multiple skilled trades, including:
  • Plumbing
  • Electrical
  • Carpentry
  • Drywall
  • Painting
  • HVAC
  • General building maintenance
  • Experience troubleshooting commercial building systems.
  • Commercial property or facilities maintenance experience preferred.
  • Valid driver's license with a satisfactory driving record.
  • Ability to work independently and manage multiple service calls each day.
  • Strong customer service, communication, and problem-solving skills.
  • Comfortable using tablets, smartphones, Microsoft Outlook, Word, Excel, and electronic work order systems.

Preferred Qualifications

  • Trade school education or certifications in HVAC, electrical, plumbing, or a related skilled trade.
  • Working knowledge of OSHA regulations and commercial maintenance safety practices.
  • Experience supporting multiple commercial facilities within a service territory.
