Monument Realty is seeking an energetic, personable, and self-motivated Residential Marketing & Leasing Specialist to help manage the marketing and leasing of newly built and renovated apartment communities in the Washington, DC market. This position is ideal for someone with 3–5 years of relevant experience in apartment leasing, residential marketing, property management, or real estate who is ready to take on meaningful responsibility in a growing residential platform.

The ideal candidate will be highly organized, comfortable working independently, strong with people, and eager to use technology and AI tools to improve marketing, leasing, market research, and reporting.

Job Description & Responsibilities

The Residential Marketing & Leasing Specialist will assist with and/or be responsible for the following:

  • Manage day-to-day leasing efforts for newly constructed and renovated residential properties, including prospective resident communication, unit tours, follow-up, applications, and lease coordination;
  • Serve as a key point of contact for prospective residents, providing a professional, responsive, and positive leasing experience;
  • Work closely with Monument’s development management and property management teams to implement project-specific leasing and marketing plans;
  • Coordinate with third-party creative consultants on marketing collateral, signage, digital content, floorplans, photography, renderings, websites, and related materials;
  • Track leasing activity, prospect traffic, concessions, pricing, absorption, and marketing effectiveness across Monument’s residential portfolio;
  • Collect and analyze market data, including competitive property information, rents, concessions, amenities, absorption, and market positioning;
  • Shop competitive apartment communities and maintain current knowledge of the Washington, DC apartment market;
  • Prepare regular market and leasing reports for development and property management personnel using publicly available data, internal leasing data, CoStar, RealPage, and other industry sources;
  • Use AI and other technology tools to improve efficiency, reporting, market analysis, marketing content, and leasing processes;
  • Help identify opportunities to improve lead generation, leasing conversion, pricing strategy, and resident/prospect communication; and
  • As the platform grows, potentially help supervise or coordinate the work of additional leasing personnel.
  • Required Skills & Qualifications
  • 3–5 years of relevant experience in apartment leasing, residential marketing, property management, real estate, or a related field;
  • Strong interpersonal skills and a polished, professional manner with prospective residents, clients, consultants, and team members;
  • Excellent written and verbal communication skills;
  • Highly organized, detail-oriented, proactive, and able to manage multiple properties and priorities at once;
  • Familiarity with the Washington, DC multifamily market is strongly preferred;
  • Experience with leasing reports, market research, competitive property analysis, and basic real estate data sources is preferred;
  • Comfort with technology, spreadsheets, reporting tools, and marketing platforms;
  • Familiarity with AI tools – or a strong willingness and eagerness to learn – is important;
  • Ability to work independently while coordinating closely with internal teams and outside consultants; and
  • A positive, energetic, resourceful approach to solving problems and getting things done.
