Overview
We are seeking an experienced Property Operations Manager to join our leadership team at a large, fast-paced LIHTC (Affordable Housing) community. This role serves as a key operational leader responsible for driving occupancy, resident satisfaction, team performance, compliance, and overall property success.
The Property Operations Manager partners closely with the Senior Property Manager to oversee daily operations, lead leasing and resident services initiatives, support affordable housing compliance, and ensure exceptional customer service throughout the community. This position is ideal for an experienced Leasing Manager, Assistant Property Manager, or Property Manager seeking an opportunity to make a significant impact while continuing to grow their leadership and operational expertise.

Key Responsibilities
- Partner with the Senior Property Manager to oversee daily operations and support achievement of occupancy, financial, compliance, and resident satisfaction goals.
- Lead and oversee leasing operations to maximize occupancy, traffic conversion, resident retention, and overall property performance.
- Provide leadership, coaching, training, and accountability to leasing and administrative team members.
- Monitor leasing activity, occupancy trends, renewal performance, delinquency, and resident satisfaction metrics and implement strategies to improve results.
- Support the development and execution of resident retention programs, community events, and customer service initiatives.
- Ensure all move-ins, transfers, renewals, notices, resident files, and leasing documentation are completed accurately and in compliance with company policies and LIHTC requirements.
- Conduct file audits and support affordable housing compliance efforts, including income certifications, recertifications, and required documentation.
- Assist in resolving resident concerns and escalated issues professionally and efficiently while maintaining positive resident relationships.
- Coordinate closely with maintenance leadership to support unit readiness, resident satisfaction, and operational goals.
- Support marketing initiatives, outreach efforts, online reputation management, and leasing campaigns.
- Assist with rent collection, delinquency management, and administrative functions as needed.
- Maintain thorough knowledge of Fair Housing regulations, LIHTC guidelines, company policies, and industry best practices.
- Serve as a member of the property's leadership team and act on behalf of management when needed.
- Foster a positive, collaborative, accountable culture focused on customer service, operational excellence, and continuous improvement.
Qualifications
- 5+ years of multifamily property management experience, preferably in large, high-volume, or fast-paced communities.
- Direct experience with LIHTC / Section 42 properties, including compliance requirements, file management, and reporting.
- Prior leadership experience in a Leasing Manager, Assistant Property Manager, Property Manager, or similar role.
- Strong knowledge of Fair Housing regulations and affordable housing programs.
- Proven ability to drive occupancy, resident retention, and leasing performance.
- Strong understanding of property operations, resident relations, and team leadership.
- Excellent communication, organization, problem-solving, and conflict resolution skills.
- Ability to manage multiple priorities and maintain attention to detail in a fast-paced environment.
- Experience with Yardi Voyager, RentCafe, and other property management software preferred.
- Bilingual (English/Spanish) preferred.
