The Opportunity
We’re looking for a Senior Property & Asset Manager to serve as the operational and financial backbone of LLG’s portfolio. This is a dual role by design — you’ll manage the day-to-day property operations while also keeping a sharp eye on asset-level performance, NOI, and budget health. As LLG grows, this role will evolve and eventually split into two dedicated positions. For now, we need someone who can hold both with confidence and thrive in the full picture.

What You’ll Own Property Management
- Oversee day-to-day operations of assigned retail properties, including tenant relations, lease administration, rent collections, and compliance with lease terms and property policies.
- Coordinate maintenance and repair activities, manage vendor relationships, monitor building systems, and ensure that properties are clean, secure, and well-presented.
- Vendor and contractor oversight — sourcing, contracting, and managing performance for maintenance, landscaping, janitorial, and security services
- Property Manager will assist with budgeting, expense tracking, and financial reporting, while supporting retail leasing efforts through coordination of build-outs, move-ins, and move-outs.
- Coordination with the leasing team on vacancies, tenant transitions, and property readiness
Asset Management
- Budget preparation, management, and variance analysis across the portfolio — with a focus on NOI optimization and expense control
- Monthly and quarterly financial reporting for ownership, tracking performance against underwriting and benchmarks
- Identification of opportunities to improve asset performance — reducing costs, increasing occupancy, and driving revenue
- Support of hold/sell/refinance decisions by maintaining accurate, up-to-date operating data and performance metrics
- Collaboration with the development and leasing teams to align operational execution with asset strategy
Qualifications
- Experience in retail property management, commercial real estate operations, or related fields, with a solid understanding of retail tenants’ needs and shopping center dynamics.
- Proficiency in lease administration, including reviewing lease clauses, tracking key dates, and ensuring tenant compliance with lease obligations.
- Strong financial acumen, including budgeting, operating expense management, basic accounting principles, and variance analysis.
- Vendor and facilities management skills, including coordinating maintenance, overseeing service contracts, and ensuring adherence to health, safety, and regulatory standards.
- Excellent communication and interpersonal skills for building effective relationships with tenants, internal teams, vendors, and community stakeholders.
- Solid organizational and time-management capabilities, with the ability to prioritize tasks, handle multiple properties or projects, and respond promptly to operational issues.
- Proficiency with property management software, productivity tools (e.g., Microsoft Office or similar), and basic data reporting.
- Bachelor’s degree in Business, Real Estate, Property Management, or a related field, or equivalent combination of education and relevant experience.
- Prior experience in mixed-use or master-planned communities, or high-density retail environments is preferred.
