The Project Manager is the key to Nelson Exteriors success. You will spend the majority of your time in the field (aka outside) managing each project's progress and crews (both our crews and the subcontractors). You'll be responsible for ensuring each project is completed on time, within the predetermined budget, and to the homeowner’s delight.

Every day, you'll interact with our discerning customers, managing their expectations, answering their questions, and ensuring their renovation is as smooth as possible. Our Project Managers are the key to our company's success by ensuring we live up to our motto: Love the Way your Home Looks.

You'll be responsible for ensuring high-quality craftsmanship, professional interactions between workers and customers, and overseeing a positive renovation process.

As part of your job, you will:

  • Schedule Nelson Exteriors crews and subcontractors for projects you oversee
  • Organize company and subcontractor materials for your projects
  • Oversee daily progress of assigned active projects
  • Ensure assigned projects are completed on time and within budget
  • Manage customer expectations
  • Ensure crew members are professional and polite
  • Manage payroll for each project's crew
  • Communicate regularly with all involved parties on project progress
  • Answer all customer questions and ensure their satisfaction

That sounds like a lot (and it is), but you won’t be expected to do all of that right away. We will train you in the policies and procedures of Nelson Exteriors and ensure you have all the necessary tools (literally and metaphorically) to be successful.

Arguably the most valuable skill a project manager can have is to communicate tactfully and clearly with customers, crew members, subcontractors, suppliers, and anyone else you come in contact with. Drive to Succeed. As project manager, you will be the driving force behind each of your renovation projects. You will set the tone for everyone and every project you manage. Your desire to succeed and ensure each customer loves the way their home looks is the foundation on which our business is built. What you’ll do every day (and how quickly you need to be good at it):

In the first 30–60 days and ongoing:

  • Meet and establish relationships with the Leadership Team, Job Coordinator, Accounting Manager, Operations Manager, fellow Project Managers, subcontractors, and vendors.
  • Learn Nelson Exteriors’ scheduling and budgeting policies, procedures, and software.
  • Gain knowledge of the various types of projects Nelson Exteriors specializes in: siding, roofing, windows and door installation, painting, gutters, and decks.
  • Learn how to successfully manage a customer's project to ensure they love the way their home looks and they feel they received 5-star service.
  • Understand all applicable building permit requirements, safety regulations, and EPA requirements. Make sure you understand all safety procedures and ensure all workers follow them.
  • Understand how your supervisor will measure your success and determine the best ways to communicate with the leadership team to gain feedback.
  • By the 60-Day mark, you should have a basic foundation of how to address the most common issues that arise on site with customers, crews, subcontractors, and vendors. When there are gaps in your knowledge, you will know how to research and who to turn to in order to find answers to new questions so you can serve customers better.

Within the 3rd month and ongoing:

  • After familiarizing yourself with Nelson Exteriors policies and procedures, identify any areas of potential improvement, and discuss with your crews.
