Position Overview
Newbury Living is seeking a driven, results-oriented Property Manager to lead a 108-unit market-rate community. This role is built for a leader who knows how to drive occupancy, push revenue, and create a standout resident experience.
You’ll take full ownership of the asset—leading leasing strategy, maximizing NOI, and building a high-performing team that consistently delivers results.
What You’ll Own
Leasing & Revenue Growth
- Drive occupancy and pricing strategy to consistently outperform market targets
- Track traffic, conversion, and leasing metrics—then take action to improve results
- Lead from the front: coach, close, and elevate leasing performance
Operations & Team Leadership
- Build and lead a motivated, accountable team focused on performance
- Set the tone for professionalism, urgency, and customer experience
- Maintain a community that looks and operates at a high level every day
Financial Performance
- Own the budget, control expenses, and push revenue growth
- Monitor delinquency and take proactive steps to protect income
- Make strategic decisions that directly impact NOI
Resident Experience & Retention
- Deliver fast, effective resolutions to resident concerns
- Create a community residents choose to stay in
- Drive renewals and minimize turnover
Maintenance & Asset Quality
- Partner with maintenance to ensure fast turns and strong unit presentation
- Keep the property clean, safe, and competitive in the market
What We’re Looking For
- 2+ years of multifamily property management experience
- Proven ability to hit occupancy and revenue goals
- Strong leadership skills with a track record of team performance
- Financial mindset with confidence managing budgets and expenses
- Experience with AppFolio or similar property management software
- Driven and solution oriented
