T.R. McKenzie, Inc.’s newest property Hideaway Heights is seeking a motivated and organized Part-Time Property Manager & Leasing Coordinator to support day-to-day property operations and lease-up activities. This role is responsible for leasing, resident relations, administrative support, and overall community operations while maintaining a professional and welcoming environment for residents and prospective tenants.

Key Responsibilities

Leasing & Resident Services

  • Greet, qualify, and assist prospective residents by conducting property tours and highlighting community features.
  • Process rental applications and secure deposits in accordance with company policies and Fair Housing requirements.
  • Prepare, manage, and review lease agreements.
  • Conduct lease signings and coordinate all move-in and move-out activities.
  • Prepare move-in folders, move-out packets, pre-walk packets, showing folders, move-in bags, and related documentation.
  • Set up resident Wi-Fi services through TDS and coordinate distribution of keys and fobs prior to move-in.
  • Serve as the primary point of contact for residents by responding promptly to phone calls, emails, voicemails, requests, concerns, and questions regarding the community, repairs, rent, and policies.
  • Maintain positive resident relations and contribute to resident satisfaction and retention.

Property Operations

  • Perform daily morning and evening property inspections/checklists to ensure cleanliness, curb appeal, and overall property standards are maintained.
  • Complete and monitor punch list items and coordinate property turn schedules.
  • Distribute and post required community notices and communications.
  • Coordinate tasks and projects assigned by management and/or the construction team.
  • Maintain open communication with the supervising Property Manager, maintenance staff, and construction personnel to ensure efficient operations.

Administrative Responsibilities

  • Accurately input and maintain leasing and resident information in Entrata software.
  • Record and track all telephone and in-person prospect visits using appropriate systems and documentation.
  • Answer incoming calls, return voicemails, and respond to emails in a timely and professional manner.
  • Assist the management team with administrative duties and additional operational tasks as needed.
  • Always represent the company professionally while providing excellent customer service to residents, prospects, vendors, and staff.

Schedule

  • Schedule: Approximately 20–30 hours per week
  • Around 4 hours onsite daily, Monday–Friday or Saturday
  • Daytime schedule (set hours flexible)

Requirements:

  • Strong accuracy and attention to detail
  • Ability to manage workload efficiently with excellent organization and follow-through
  • Proficiency in Microsoft Office 360 and ability to learn new software quickly
  • Experience with property management software and fair housing knowledge a plus
  • Strong problem-solving skills
  • High level of integrity and ability to maintain confidentiality
  • Excellent verbal and written communication skills
  • High school diploma or equivalent
  • 1–3 years of property management experience preferred
  • Sales and customer service experience preferred
  • Professional demeanor with coworkers, vendors, and residents
