The Finance Associate plays a key role in supporting the financial management and strategic decision-making of a diversified commercial real estate portfolio. Expected to independently analyze complex financial data, support senior leadership with insights, and take ownership of recurring financial processes, models, and reporting.
The Finance Associate will work closely with the Vice President of Finance, Controller, and other cross-functional teams including Asset Management and Development.
ESSENTIAL JOB DUTIES AND FUNCTIONS
Financial Analysis & Reporting
- Prepare and review monthly, quarterly, and annual financial reports for a large, multi-property commercial real estate portfolio.
•Perform detailed variance analysis on operating results, budgets, and forecasts; identify trends, risks, and opportunities.
•Support preparation of internal management reporting, executive dashboards, and investor or lender deliverables.
•Assist with consolidations and portfolio-level reporting across multiple property types and legal entities.
Budgeting, Forecasting & Planning
•Support annual budgeting and periodic reforecasting processes for operating and capital budgets.
•Partner with Asset Management, Property Management and Development to review assumptions, validate inputs, and improve forecast accuracy.
•Analyze cash flow projections, capital expenditures, leasing assumptions, and financing impacts.
Asset & Transaction Support
Assist with the underwriting and financial analysis for acquisitions, dispositions, refinancing, and development projects.
•Maintain and enhance financial models including cash flow projections, return analyses, debt models, and sensitivity analyses.
•Support due diligence efforts, including review of historical financials, operating statements, and lease data.
Valuation & Appraisal Support
•Support the annual real estate appraisal process by coordinating with internal stakeholders, third‑party appraisers, and the external appraisal coordinator to ensure timely delivery of completed appraisals.
•Compile, review, and validate financial and operating data and provide it to third-party appraisers.
•Analyze valuation assumptions, methodologies, and key drivers and identify significant changes, trends, or variances period over period.
•Perform internal valuation analyses on an interim and ad hoc basis between annual appraisal cycles, including scenario and sensitivity analyses.
•Maintain and update appraisal, valuation, and property-level databases, including historical values, assumptions, and supporting documentation, to ensure auditability and data integrity.
Process Improvement & Systems
•Identify opportunities to improve financial processes, reporting efficiency, and data integrity.
•Support implementation and ongoing optimization of financial systems, reporting tools, and modeling templates.
•Ensure consistency and accuracy across financial data sources and reports.
Cross-Functional Collaboration
•Serve as a finance partner to internal stakeholders by providing timely analysis and clear financial insights.
•Communicate complex financial information in a concise and actionable manner.
•Provide guidance and informal mentorship to Analysts as needed.
QUALIFICATION REQUIREMENTS
Education/Training
Minimum:
- Bachelor’s degree in Finance, Accounting, Economics, Real Estate, or a related field.
Experience
Minimum:
- 5 years of progressively responsible experience in finance, accounting, real estate, investment
management, or related fields.
- Experience with accounting and property management systems (e.g., Yardi, MRI, or
similar)
Preferred:
- Prior experience in commercial real estate, real estate investment, private equity, or asset
management.
Skills/Knowledge
Minimum:
- Advanced proficiency in Microsoft Excel, including complex financial modeling.
- Strong understanding of financial statements, cash flow analysis, and real estate operating
metrics (e.g., NOI, cap rates, IRR).
- Strong written and verbal communication skills.
- Strong analytical skills with attention to detail and accuracy
