Role Description The Trades Maintenance Worker 2 is a full-time, on-site role based in Gaithersburg, MD, responsible for performing intermediate-level maintenance and repair work in residential properties and related facilities. Day-to-day tasks include troubleshooting and repairing building systems, such as plumbing, electrical, carpentry, and HVAC components, and completing preventive maintenance to ensure safe and reliable operations. The role involves responding to service requests, performing inspections, identifying hazards or needed repairs, and documenting work performed in accordance with established procedures. This position may assist with unit turnover, including minor renovations, painting, fixture replacement, and general repairs to prepare homes for new residents. The Trades Maintenance Worker 2 collaborates with supervisors, contractors, and other team members to prioritize tasks, follow safety standards, and support a high level of resident satisfaction.
Qualifications
- Demonstrated skills in general building maintenance, including basic plumbing, electrical, carpentry, painting, and HVAC support.
- Ability to perform troubleshooting, use hand and power tools safely, and follow preventive maintenance schedules.
- Knowledge of safety practices, building codes, and standard procedures for residential property maintenance.
- Strong attention to detail, time management, and organizational skills to handle multiple work orders and priorities.
- Effective communication and customer service skills to interact respectfully with residents, colleagues, and vendors.
- Ability to work independently and as part of a team, including following written and verbal instructions and completing accurate documentation.
- High school diploma or equivalent; vocational training or certification in a building trade (e.g., plumbing, electrical, HVAC, carpentry) is preferred.
- Previous experience in property maintenance, facilities, or a similar trade role, ideally in residential or affordable housing settings.
- Valid driver’s license and ability to travel between properties within Montgomery County, as required.
- Willingness to work a standard full-time schedule and, when needed, respond to after-hours emergencies or on-call assignments.
