This role ensures successful delivery of projects through strong leadership of design, permitting, construction, budgeting, and scheduling processes while maintaining alignment with lease obligations, design standards, and business objectives.This position operates with significant autonomy on project-level decisions within established financial and contractual parameters and escalates department-level or policy decisions to the Director or Vice President, Tenant Services.KEY RESPONSIBILITIES/DUTIES:Responsibilities include, but are not limited to:Lead multiple complex, high-profile tenant improvement and redevelopment projects from lease execution through tenant opening.Serve as the primary project leader for flagship and anchor tenant relationships, ensuring alignment across design, permitting, construction, and operational readiness.Manage landlord and tenant obligations to ensure compliance with lease terms, construction exhibits, design criteria, and project schedules.Develop and execute project strategies that address scope, schedule, cost, and risk for complex retail and mixed-use environments.Oversee project budgeting, forecasting, cost tracking, change order management, and final cost reconciliation.Provide input into conceptual budgets and construction cost assumptions in support of lease negotiations and financial planning.Partner with Leasing and Legal teams in reviewing construction exhibits, work letters, and lease language to ensure clarity of scope and responsibility.Review architectural, engineering, signage, and construction documents for compliance with lease requirements, design standards, and municipal codes.Evaluate and recommend approval of contractor pay applications, tenant allowance requests, and change orders in alignment with approved project budgets.Identify, assess, and mitigate project risks, proactively resolving issues that may impact schedule, cost, or tenant delivery.Provide regular project updates, including status, key risks, and milestone tracking, with clear recommendations for resolution.Lead coordination meetings with tenants, architects, contractors, consultants, and internal teams to ensure alignment and accountability.Build and maintain strong relationships with municipalities, utilities, and external stakeholders to support permitting and project execution.Contribute to continuous improvement by supporting enhancements to project delivery practices and tools in collaboration with department leadership.Perform other duties and special projects as assigned.MINIMUM QUALIFICATIONS:KnowledgeMinimum of 8 years of experience in Tenant Coordination, Development, or related disciplines, within retail, mixed-use, or commercial real estate environments.Proven experience delivering large-scale, complex tenant improvement and redevelopment projects from inception through completion.Strong understanding of retail construction processes, permitting, entitlements, budgeting, scheduling, and contract administration.Advanced knowledge of architectural and engineering systems, including structural, mechanical, electrical, plumbing, civil, and fire/life safety systems.Ability to read, interpret, and coordinate complex construction drawings and specifications.Working knowl…
