Property Manager as Independent Contractor in Orlando, FL
Compensation: $38/hour
Contract Type: 1099 Contractor

Overview:
We are seeking a dependable and detail-oriented On-Site Property Assistant to support the management of our privately owned rental properties in Orlando, FL. This role is ideal for someone with strong communication skills, excellent follow-through, and at least 5 years of experience in residential property support or maintenance coordination.
This is a flexible, hourly 1099 contractor position. You will serve as our local, on-the-ground support.
Key Responsibilities:
- Conduct in-person home showings (leasing and tenant screening handled by ownership)
- Perform biannual property condition checks, including:
- HVAC filter replacement
- Smoke alarm battery checks
- Detailed written reports with photo/video documentation
- Oversee move-in and move-out walkthroughs:
- Key handoff
- Photo/video documentation
- Signed tenant records
- Provide on-call and/or in person support, with the expectation of prioritizing tenant needs within 24 hours for standard issues (e.g. access, home showings, minor repairs, follow-ups).
- Maintain open communication with tenants and coordinate maintenance needs as directed.
- Issue rent payment reminders and post lease violation notices when applicable (owner will manage legal follow-up and collections).
- Log all visits, communications, and documentation in an organized manner in our cloud files.
Availability & Scheduling:
- This is an hourly role paid at $38/hour, with work assigned on an as-needed basis.
- We value responsiveness and reliability: the ideal candidate can prioritize our property needs and address tenant issues within 24 hours when requests arise
Qualifications:
- Minimum 3 years experience in residential property support or field operations
- Based in Orlando, FL with reliable transportation
- Excellent written and verbal communication skills
- Self-starter, capable of working independently under remote direction
- Comfortable using tech to upload video/photo reports and digital checklists
Please Note:
- This is not a licensed property management role.
- You will not be responsible for lease negotiation, rent collection, or legal representation.
- All leasing and contract activity is handled directly by the property owner.
